Job Description: Multifamily Project Manager – Houston, TX Position Overview We are seeking an experienced Multifamily Project Manager to lead ground‑up and/or large‑scale renovation projects in the Greater Houston area. The ideal candidate brings strong construction management expertise, a deep understanding of multifamily building systems, and proven ability to deliver projects on time, within budget, and to quality standards aligned with owner expectations.
Key Responsibilities Project Planning & Pre‑Construction

  • Lead pre‑construction activities, including design review, constructability analysis, value engineering, and scope development.
  • Develop and maintain project schedules, budgets, and phasing plans.
  • Collaborate with architects, engineers, consultants, and city officials to drive project readiness.
  • Coordinate permitting, environmental reports, utilities, and municipal requirements specific to Houston and Harris County.

Construction Management

  • Oversee day‑to‑day onsite operations for multifamily construction projects (garden‑style, wrap, podium, or high‑rise depending on assignment).
  • Manage subcontractor selection, negotiation, and performance.
  • Monitor construction progress, ensuring adherence to schedule, safety, contract documents, and quality standards.
  • Conduct regular site walks, verify work against specifications, and resolve issues that affect sequencing or cost.
  • Lead weekly OAC (Owner–Architect–Contractor) meetings and produce clear project documentation.

Financial Oversight

  • Maintain full accountability for project financials: budgets, forecasts, cost tracking, and monthly reporting.
  • Review and approve pay applications, change orders, and procurement packages.
  • Identify risks, propose solutions, and implement corrective actions to protect budget and timeline.

Quality, Compliance & Safety

  • Ensure all work complies with building codes, HUD/Texas Department of Housing requirements (if applicable), and company quality standards.
  • Champion a proactive safety culture with the project team and subcontractors.
  • Manage punch‑list completion, inspections, and final turnover to property management or ownership.

Stakeholder Communication

  • Serve as a primary point of contact for owners, investors, design teams, and internal leadership.
  • Provide clear, timely updates regarding progress, risks, and milestones.
  • Maintain strong relationships with Houston‑area trade partners, suppliers, and regulatory agencies.

Qualifications

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (preferred).
  • 5–10+ years of experience managing multifamily construction projects.
  • Strong knowledge of multifamily systems (MEP, building envelope, civil, amenities, and interiors).
  • Experience with Houston permitting, local building codes, and region‑specific construction practices.
  • Proficiency with project management software (Procore, Bluebeam, MS Project, etc.).
  • Strong leadership, communication, and problem‑solving skills.
  • Ability to manage multiple priorities in a fast‑paced environment.

Preferred Experience

  • Wrap or podium‑style multifamily projects.
  • Ground‑up projects $20M–$100M+.
  • Experience working with developers, general contractors, or design‑build teams.
  • Familiarity with Houston’s climate‑driven construction considerations (soil conditions, drainage, humidity, wind loads).
