Lead Superintendent – Multifamily Construction (Houston, TX) Position Title: Lead Superintendent

About the Role We are seeking an experienced Lead Superintendent to oversee the full lifecycle of a large-scale multifamily construction project in the Houston market. This leader will be responsible for managing all on-site activities, ensuring safety compliance, maintaining schedule and budget adherence, and directing field staff and subcontractors. The ideal candidate has extensive experience with multifamily projects in Texas and a strong track record of delivering high‑quality developments on time.
Key Responsibilities Project Leadership & Oversight
- Serve as the on-site leader responsible for day-to-day construction operations.
- Direct, coordinate, and supervise all field personnel, subcontractors, and vendors.
- Maintain strong working relationships with project managers, owners, architects, engineers, and inspectors.
Scheduling & Execution
- Develop, maintain, and update the overall project schedule using industry-standard tools.
- Plan and sequence construction activities to optimize efficiencies and meet milestones.
- Anticipate and resolve field issues quickly to maintain workflow continuity.
Quality Control
- Enforce the project’s quality assurance/quality control standards.
- Conduct regular inspections to ensure work meets plans, specifications, and code requirements.
- Manage punch lists and turnovers for phased and full project completions.
Safety Management
- Lead and enforce site safety programs in compliance with OSHA and company policies.
- Conduct daily and weekly safety meetings and ensure all subcontractors follow safety protocols.
- Promote a culture of proactive risk management and safe work practices.
Documentation & Reporting
- Maintain daily logs, progress reports, and documentation of site activities.
- Review and approve subcontractor work, deliveries, and progress billings.
- Support the preparation of RFIs, change orders, and field directives.
Team Coordination
- Mentor and supervise assistant superintendents, field engineers, and other site personnel.
- Facilitate clear communication between all project stakeholders.
- Lead site meetings including subcontractor coordination meetings and owner walkthroughs.
Qualifications Required
- 8+ years of experience in ground-up construction; 5+ years specifically in multifamily preferred.
- Proven experience leading projects $30M+ or 200+ units.
- Strong understanding of building codes, construction sequencing, and Texas multifamily construction practices.
- Proficiency with construction management software (Procore, Bluebeam, MS Project, etc.).
- Excellent leadership, communication, and problem-solving skills.
Preferred
- Experience with Houston-area subcontractor networks and permitting processes.
- OSHA 30 certification.
- Experience with podium, wrap, or high-rise multifamily structures depending on the project scope.
