Position Summary
The Senior Development Manager will be responsible for overseeing the on-ground execution of development works for the Company’s real estate projects. The role involves Design coordination, budgeting, cost control, technical input, site-based supervision, coordination with consultants and contractors, and ensuring that the projects are progressing in alignment with the developer’s vision, timeline, and quality standards.
Key Responsibilities
1. Project Supervision
- Monitor daily site activities across all active packages.
- Ensure all works are progressing in accordance with the approved master plan, construction drawings, and specifications.
- Identify potential issues and recommend corrective actions to maintain schedule and quality.
2. Coordination & Communication
- Act as the primary point of contact on-site representing the Developer
- Coordinate between consultants, contractors, subcontractors, and internal teams to resolve technical, executional, and logistical matters.
- Attend and lead regular site meetings to track progress and ensure alignment across stakeholders.
3. Technical Oversight
- Review and validate shop drawings, submittals, method statements, and material approvals in collaboration with the assigned consultant.
- Ensure compliance with local authorities’ regulations, environmental guidelines, and design intent.
4. Progress Monitoring & Reporting
- Provide regular progress reports to the management team including status updates, risks, bottlenecks, and recommendations.
- Track contractor deliverables, performance, and adherence to contractual obligations.
5. Quality & Safety Oversight
- Ensure that construction work meets quality standards and safety protocols.
- Highlight any deviation from standards and support enforcement of corrective measures.
6. Stakeholder Liaison
- Support coordination with government authorities and utility providers as needed.
- Represent the Company in site inspections, approvals, and technical clarifications.

1. Project Delivery & Timeline Compliance
- Work packages delivered on or ahead of schedule: ≥ 90%
- Adherence to project milestones (per approved baseline): ≥ 95%
- Average delay (if any) per package: ≥ 3 months
2. Budget & Cost Control
- Packages delivered within approved budget: ≥ 90%
- Value of cost savings achieved through design/technical optimizations: Tracked semi annually
- Accuracy of cost estimates vs. actuals: ±5% variance
3. Quality Assurance & Safety
- Number of non-conformance reports (NCRs) per package: ≤ 5 per package
- Completed works passing quality checks without rework: ≥ 95%
- Safety compliance score (based on HSE audits): ≥ 90%
- Number of safety incidents per quarter: Zero LTI (Lost Time Incidents)
4. Coordination & Communication
- Issues resolved within target timeframe (RFI, VO, site queries): ≥ 90%
- Consultant/Contractor satisfaction score (internal survey): ≥ 8/10
- Number of effective coordination meetings held monthly: ≥ 4
5. Technical Oversight & Submissions
- Approvals obtained without re-submission: ≥ 85%
6. Progress Monitoring & Reporting
- Timely submission of progress reports: 100% on time
- Accuracy of reporting (alignment with site reality): ≥ 98%
7. Stakeholder & Authority Engagement
- Approvals/permits secured within planned timeframe: ≥ 90%
- Number of escalated issues resolved through authority engagement: Tracked and evaluated
